A thorough review of the HVAC system should be done when buying a commercial property.

  • An inventory and general condition report should be generated from the inspection and given to the client.

    • How old is the HVAC?

      • At 20+ years, you should consider replacing the HVAC.

    • Do they look in good physical condition?

    • Are they missing parts or insulation?

    • Are there electrical outlets hanging from the unit?

    • Should you have an HVAC company come out and check the system? (That's what we can help you determine).

  • The HVAC systems should be labeled to make it easy to identify which one goes to which office or area.

    • With a NNN-Lease, you should be even more cautious about identifying the HVAC system issues as you must fix any problems after signing the lease.
