COMPLETE MOLD INSPECTION
During the mold inspection, the inspector will perform a non-invasive visual assessment of the accessible building systems and components as outlined in Section 4.0 Standards of Practice. This will involve conducting measurements for moisture, temperature, and humidity as specified in Section 4.8. Additionally, mold samples will be obtained following the IAC2 Mold Sampling Procedures detailed in Section 5.0. The inspection report will encompass identified issues such as moisture intrusion, water damage, musty odors, visible mold growth, conditions favorable for mold development, results from laboratory analysis of mold samples, and any unexamined components listed in Section 4.0, along with reasons for their omission.
STANDARDS OF PRACTICE
The Indoor Air Quality Association (IAQA) developed the Indoor Air Quality Certified® (IAQ-C) program, incorporating the IAC2 certification for mold inspections. The IAC2 Standard of Practice (SOP) outlines guidelines that mold inspectors follow.
Inspectors are tasked with identifying visible mold or conditions conducive to its growth. They thoroughly examine property interiors, exteriors, including roofs and accessible crawl spaces, basements, and attics. Utilizing moisture meters, inspectors pinpoint areas of moisture intrusion, water damage, or high humidity. If needed, mold samples are collected for lab analysis.
Inspectors provide comprehensive written reports outlining findings, conclusions, and remediation recommendations. Notably, they do not perform mold remediation. Compliance with mold inspection-related laws and regulations is mandatory.
Beyond these duties, the IAC2 Mold Inspection SOP mandates inspectors' proficiency in microbiology, building science, and environmental health. Basic familiarity with mold remediation principles and aptness in suggesting appropriate remediation procedures are required.
